Company Update!
Things picked up quickly as we close out 2024! We are very happy to share the latest updates on our ongoing projects in London.
This year has been an interesting one. It started slow, with multiple deals falling through at the later stages of conveyancing in Q1 & Q2. This really affected our momentum. Who says property was simple! Thankfully, through a continual determination to push forward and lots of offers placed, we managed to secure 2x properties in October this year. One at auction and another from our local estate agent contacts. As a London based property development company committed to delivering high returns and clarity, our focus for 2025 will be on carrying out strategic property flips. Both of our projects are going to be delivered to an amazing standard and sold on the open market. Here's the progress we've made on two exciting sites in London, and how you can partner with us on something in the future. |
Project 1: Transforming Potential into Profit through Reconfigurations:
Our Edgware project is making great strides. This flat is being reconfigured from a 1-bedroom property into a 2-bedroom property. Since acquiring the site, it has been stripped back to its bones, with first fix electrics & plumbing being completed this week as well as a progress site visit for our investors and clients.
Key highlights include:
Investor Site Visit Completed: We were pleased to host our investors on site to demonstrate the progress made so far and keep an open line of communication throughout the project.
Heating: The decision was made to move from a gas central heating system to an electric heating system that accommodates infrared panels. All necessary chasing has been completed.
Kitchen Design finalised: High-spec finishes and modern aesthetics to appeal to the target market of first time buyers or downsizers. The CGI’s also came back on our kitchen design! See above!
Project 2: Breathing New Life into Hidden Gems:
Our Harrow site is another exciting development where we’ve secured the property at auction for a considerable discount. This will undertake a very light refurbishment and some fixes to the externals, ready for the open market. Recent progress includes:
New Kitchen Units Ordered: A small, yet effective change in the kitchen units at minimal cost to increase the appeal of the property.
Positive Stakeholder Management: An in person meeting was organised with the other freeholders of the block to discuss and negotiate timeframes and contributions for external works to the roof. The meeting went well and things should be progressing nicely.
Finalised Quotes for External & Communal Works: We have been proactive in obtaining 5x quotes for the roof repairs to ensure we are getting value for money, the correct diagnosis and the best service possible.
